Building Permits
Submitted permit applications must include detailed drawings, site plan(s), if applicable, of the proposed development.
A Building Permit is needed for:
- new and moved-in structures;
- construction that changes the footprint of a building, such as the addition of walls or a deck;
- the addition of an accessory building that exceeds 108 sq feet and/or 8.2’ in height;
- installation of a hot tub or swimming pool;
- the installation of a wood stove, to ensure compliance with safety codes.

Development Permits
As per Land Use Bylaw 1268/22 (which can be found on the Bylaws & Policies Page), the definition of development includes:
- an excavation or stockpile and the creation of either of them;
- a building or an addition to or replacement or repair of a building and the construction or placing of any of them on, in, over, or under land;
- a change of use of land or building or an act done in relation to land or building that results in or is likely to result in a change in the use of the land or building, or;
- a change in the intensity of use of land or a building or an act done in relation to a land or building that results in or is likely to result in a change in the intensity of use of the land or building.
A Development Permit is needed in the above circumstances as well as:
- new and moved-in structures;
- accessory buildings that are larger than 108 square feet and/or taller than 8.2’;
- if the building use changes;
- change in occupancy for a commercial/industrial/institutional development;
- decks higher than 2’ above grade;
- home-based business (plus a Business License);
- signs;
- commercial, industrial, institutional, residential and multi-family developments prior to being issued a Building Permit.
Section 2.9 of Land Use Bylaw 1268/22 further outlines development that does not require a Development Permit.

Real Property Reports
Should your financial institution or another relevant agency request that you provide them with a Real Property Report, you may use the surveyor that they recommend or visit the Alberta Land Surveyors Association (links to https://www.alsa.ab.ca/) for more information on Real Property Reports (links to https://www.alsa.ab.ca/Surveys-in-Alberta/Real-Property-Reports).
When you receive your Real Property Report, you can contact us to request a review for compliance. There are various associated requirements and fees related to this review. We will outline these details for you at the time of your request.
